ADA compliance in a parking lot is not just painting a wheelchair symbol on a stall. It means the right number of accessible stalls for your lot size, van-accessible dimensions on at least one stall, correct access aisle widths, ISA symbols painted on the pavement surface (not just signs), and an accessible route connecting each stall to the building entrance. We confirm all of this before we quote and verify it before we leave.
TAS requires a specific number of accessible stalls based on your lot’s total parking count. For a 100-space lot, that’s 4 stalls with at least 1 van-accessible. We calculate your requirement and mark accordingly.
At least one of your accessible stalls must be van-accessible: 11-ft wide with a 5-ft access aisle, OR 8-ft wide with an 8-ft access aisle. The stall must also be signed “Van Accessible.” We mark to these exact dimensions.
The International Symbol of Accessibility must be painted on the pavement surface, not just shown on a sign. We stencil ISA symbols in the correct size, position, and color (blue on white background, or white on blue).
Standard accessible stalls require a 5-ft access aisle painted with diagonal hatching. Van-accessible stalls require an 8-ft access aisle. The access aisle cannot be blocked by any fixed object.
Every accessible stall must connect to an accessible route leading to the building’s accessible entrance. If your lot doesn’t have curb cuts or level access to the building, we identify the gap before we mark the stalls.

Texas properties are regulated by TDLR under TAS Chapter 11. If your building was constructed or renovated after January 26, 1992, it has to meet ADA. TAS sets the minimum accessible stall count based on your lot’s total spaces. For 1 to 25 spaces, you need 1 accessible stall (van-accessible). For 26 to 50, you need 2 (1 van-accessible). For every 100 spaces up to 500, you add one more stall. Lots over 500 spaces follow a scaled formula. We calculate your requirement on-site and mark exactly what you need.

TAS requires at least one van-accessible stall in every accessible parking area, regardless of lot size. We paint the “NO PARKING” hatch pattern in the aisle and mark the stall with the correct ISA symbol.
ISA stands for International Symbol of Accessibility, the wheelchair symbol you see on handicap spaces. TAS requires it to be painted on the pavement surface of each accessible stall, not just on a sign. It goes in the middle of the stall, typically in white or blue paint per your local jurisdiction. The symbol stencil size and placement must meet the standards or it won’t pass a TDLR inspection.
Yes. The DOJ can issue civil penalties starting at $75,000 for a first ADA violation. TDLR has its own complaint and enforcement process for Texas properties. Beyond fines, non-compliant lots can trigger lawsuits under Title III of the ADA, which does not require a prior complaint to the government. Property owners in The Woodlands, Conroe, and surrounding areas have faced these cases. Correct striping is the cheapest insurance you can buy.
In most cases, just the accessible stalls and their access aisles need to be corrected. If existing lines are faded or placed in the wrong location, we can remove and repaint just those stalls. If your lot was never striped with accessible stalls at all, we add them as part of a full or partial restripe. We tell you upfront exactly what work is needed after we walk the lot.

For formal TDLR filings or accessibility audits required by a building permit, you would work with a Texas Registered Accessibility Specialist (RAS).
