    Professional Restriping

    We apply commercial-grade waterborne latex over the existing lines using line-striping equipment. Drive lanes, stall lines, arrows, and any stencils are all done in the same visit. Early-morning or weekend scheduling keeps the lot accessible.

  4. 04

    Documentation & Walk-Through

    We photograph the finished lot and walk through the job with you. You get a photo record of the completed work and the stall count for your records. Paint is typically dry in 30 to 45 minutes.

When you restripe a parking lot, even just refreshing faded paint on an existing layout, Texas Accessibility Standards (TAS) require that the restripe maintain a compliant accessible stall count and configuration. You cannot restripe a lot with fewer accessible stalls than TAS requires, or move accessible stalls to non-compliant locations. If your current layout is short on accessible stalls or has misconfigured access aisles, a restripe is the right time to correct it. We note any compliance issues during the site visit and include the correction in the quote so nothing gets missed.

  • Total Stall CountMore stalls mean more linear footage of paint. We count every stall during the site walk, including ADA stalls and any spaces that need special markings.
  • Line ConditionHeavily faded lots in good shape may need just one coat. Lots where old lines are thick or raised from multiple previous coats may need additional prep to keep the new lines from cracking.
  • Stencil CountArrows, RESERVED text, VISITOR markings, stall numbers, and other stencils add to the total. We quote all stencils individually so you can choose what to include.
  • ADA and Fire Lane WorkCode-required ADA stall markings and fire lane refreshes are priced separately from general stall lines. Our quotes break this out so you can see what’s code-required versus cosmetic.
  • Lot Complexity and LayoutAngled stalls, tight drive lanes, multiple islands, and lots that require sequenced closures to stay partially open take more time and affect the quote.

Yes, in most cases. We paint directly over existing faded lines. If the old lines are in a different position than what you want now, or if previous coats are raised and prone to cracking, we’ll note that during the estimate and discuss options. We do not remove old lines.
