Podium Pavement Works · North Houston TX
Fresh stall lines, drive lane markings, and directional arrows on your existing lot layout. Commercial restriping for retail centers, apartment complexes, industrial properties, and more across North Houston.
Restriping puts fresh paint over a lot’s existing layout without redesigning the stalls. If your lot’s lines are faded, cracked, or worn from traffic and Texas sun, a restripe brings them back without the cost of a full layout job. We follow the original line locations and paint right over them with commercial-grade latex.
Most commercial lots need restriping every 2 to 4 years. High-traffic properties like retail centers and apartment complexes wear out faster. A simple test: if drivers are misreading stall lines, cutting corners on drive lanes, or your ADA stalls and fire lanes are hard to see, it’s time. We can check the current condition during the site visit and tell you straight whether you need a full restripe, a partial touch-up, or a new layout.
We walk the lot, count stalls, identify ADA and fire lane markings, assess paint condition, and measure total square footage. You get a free written estimate that breaks out regular stalls, ADA stalls, and any code-required work separately.
Before we paint, we confirm the existing layout is correct and flag any stalls that need to be moved and any ADA stall count that’s short of what code requires. If changes are needed, we quote them separately so you can decide before we start.
We apply commercial-grade waterborne latex over the existing lines using line-striping equipment. Drive lanes, stall lines, arrows, and any stencils are all done in the same visit. Early-morning or weekend scheduling keeps the lot accessible.
We photograph the finished lot and walk through the job with you. You get a photo record of the completed work and the stall count for your records. Paint is typically dry in 30 to 45 minutes.
We’ll walk your lot and give you a free written estimate, no fee, no obligation. If it’s worth your time to call, it’s worth our time to come out.
We carry general liability insurance and run early-morning, after-hours, and weekend jobs to keep your lot open during business hours.
Fire lanes, ADA accessible stalls, ISA stencils, and access-aisle hash-lines done to local fire-code and Texas Accessibility Standards, not generic guesses.
Our quotes break out code-required work from cosmetic work in writing, so you know exactly what you’re paying for before we start.
When you restripe a parking lot, even just refreshing faded paint on an existing layout, Texas Accessibility Standards (TAS) require that the restripe maintain a compliant accessible stall count and configuration. You cannot restripe a lot with fewer accessible stalls than TAS requires, or move accessible stalls to non-compliant locations. If your current layout is short on accessible stalls or has misconfigured access aisles, a restripe is the right time to correct it. We note any compliance issues during the site visit and include the correction in the quote so nothing gets missed.
We cover seven Texas counties: Montgomery, Harris, Fort Bend, Walker, Waller, Liberty, and Brazos. Jobs run throughout the region, from The Woodlands south to Houston, from Katy east to Kingwood and Cleveland.
Price depends on your lot’s specific conditions. Below are the main factors that affect the quote. We don’t publish flat rates because every job is different, a free written estimate is the only way to get an accurate number.
Restriping cost depends on stall count, line condition, stencil requirements, and any ADA or fire lane work included. Smaller lots run a few hundred dollars; larger retail and medical properties run higher. We provide free written estimates after walking the property, contact us to schedule one.
Most commercial lots in North Houston need restriping every 2 to 4 years. High-traffic properties fade faster. The practical test: if drivers are misreading stalls or your ADA and fire lane markings aren’t clearly visible, it’s time.
We provide a written estimate that breaks out code-required work (ADA stalls, fire lane markings) separately from cosmetic work, so you know what’s optional. We schedule around your operating hours and document the finished job with photos. All quotes are written and itemized before any work begins.
No. We are striping specialists. If your lot needs sealcoating, that work should be done by a paving contractor before we arrive, we typically recommend waiting at least 30 days after sealcoating before restriping to let the seal cure fully. We’ll let you know the right timing when we talk through the scope.
Most commercial lots are completed in a single day. Paint dries in 30 to 45 minutes under normal Texas conditions. We can sequence the work to keep a portion of the lot open during the job if needed, we’ll map out the approach during the site visit.
Yes, in most cases. We paint directly over existing faded lines. If the old lines are in a different position than what you want now, or if previous coats are raised and prone to cracking, we’ll note that during the estimate and discuss options. We do not remove old lines.
