Parking Lot Striping FAQ
New Layouts & Line Restriping , 6 questions

How much does commercial parking lot striping cost in North Houston TX?

Most commercial parking lot striping jobs in North Houston range from a few hundred dollars for smaller lots to several thousand dollars for larger retail, medical, or industrial properties. The price depends on lot size, stall count, scope of services (striping only vs. striping + ADA + fire lanes), and whether it is a first-stripe or restripe.

We provide a flat written quote before any work begins. All estimates are free , request yours here.

How often does a commercial parking lot need restriping in North Houston?

Most commercial lots in North Houston need professional restriping every 18 to 24 months. The Houston region averages 49 to 55 inches of annual rainfall depending on location. Summer UV index peaks at 7 from June through August , tropical-equivalent intensity on dark asphalt. Surface temperatures regularly exceed 140°F in July.

That wet-dry cycle combined with UV degrades paint binders and causes fading faster than almost anywhere in the country. High-traffic lots along Loop 336 in Conroe, FM 1960 in Klein and Humble, FM 1463 in Fulshear, and I-45 North in Spring tend to need attention on the shorter 12-to-18-month end of that cycle.

Do I need a permit to restripe my parking lot in North Houston?

For standard restriping of an existing unchanged lot, typically no permit is required. The lines are going back in the same location as before , no permit needed.

For new fire lane layouts or changes to fire lane designation, a permit or written approval from the applicable fire code authority is generally required. We flag this when quoting and explain the process for your specific jurisdiction. We can guide you through the coordination with the appropriate fire marshal’s office.

How long does a parking lot striping job take?

Most commercial lots are completed in a single day. Traffic-grade paint dries in 20 to 45 minutes. We schedule early morning starts in summer to take advantage of cooler asphalt temperatures and make sure proper paint cure before midday heat sets in.

For larger properties, multi-building sites, or projects requiring multiple services (new layout + ADA + fire lanes + bollards), we may schedule across consecutive days depending on square footage and scope.

Can you stripe a parking lot while my business is open?

Yes. We work with property managers and on-site contacts to schedule striping during off-peak hours , early mornings, evenings, or weekends. We section off areas as we work so tenant and customer traffic continues flowing throughout the project. Paint dries in 20 to 45 minutes, so each section is usable quickly after we move on.

What type of paint do you use for parking lot striping?

We use professional traffic-grade paint engineered specifically for durability in the Texas climate , high UV resistance, strong adhesion through wet-dry cycles, and resistance to the extreme asphalt surface temperatures that occur in Texas summers. This is significantly more durable than standard contractor paint available at hardware stores.

Lines hold their color and crisp edges significantly longer under Texas conditions, which means fewer restripes over time and lower cost per year compared to budget materials.

Fire Lane Striping FAQ
Codes, Compliance & Jurisdictions , 5 questions

Which fire code applies to my North Houston property?

This is the most important question in fire lane striping, and the answer depends entirely on your specific property address. Here is the breakdown for our service area:

Fire Code Authorities , North Houston

  • Unincorporated Montgomery County: 2024 IFC , firemarshal@mctx.org , (936) 760-5800
  • City of Conroe: Follows Montgomery County 2024 IFC
  • Shenandoah: Own 2021 IFC adoption (NOT Montgomery County) , 832-585-8150
  • Unincorporated Harris County: 2018 IFC , hcfmo.net
  • City of Houston (including Kingwood since 1996 annexation): Houston Fire Code / LSB Standard 03 , houstonpermittingcenter.org
  • Fort Bend County (Fulshear, etc.): 2021 IFC, effective October 1, 2023 , fortbendcountytx.gov/fire-marshal
  • Tomball: Own city fire department, own fire code
  • Humble: Own city fire department, own fire code
  • Jersey Village: Own city fire department, own fire code (incorporated 1956 specifically to avoid Houston annexation)
  • Walker County / Huntsville: Walker County ESD2 / City of Huntsville fire marshal

We confirm the correct jurisdiction for your property before quoting any fire lane work. Learn more about our fire lane striping service.

How wide does a fire lane need to be in North Houston TX?

Most jurisdictions following the International Fire Code (IFC) require a minimum 20-foot clear width in straight sections, 28 feet in curves, and a minimum 13 feet 6 inches of vertical clearance. The City of Houston fire code specifies 20 feet measured perpendicularly from the building face.

We verify the exact requirement for your specific jurisdiction before marking any fire lanes. Getting this wrong means failing inspection and restriping at your expense.

Does Kingwood follow the City of Houston fire code or Harris County?

Kingwood follows the City of Houston fire code , not Harris County. Kingwood was annexed by the City of Houston in 1996. Despite having a “Kingwood” mailing address, all properties in Kingwood are subject to the City of Houston Fire Code (LSB Standard 03), administered through the Houston Permitting Center at houstonpermittingcenter.org.

This is one of the most common fire code mistakes in our market. Many contractors assume Harris County code applies to Kingwood. It does not. We confirm this before quoting every Kingwood property.

What fire code applies to Fulshear TX?

Fulshear is in Fort Bend County, and fire code enforcement falls under the Fort Bend County Fire Marshal, who adopted the 2021 IFC effective October 1, 2023. The City of Fulshear handles its own building permits, but fire lane enforcement goes through Fort Bend County , not through the City of Fulshear.

Fort Bend County Fire Marshal: fortbendcountytx.gov/fire-marshal.

How often do fire lanes need restriping in North Houston?

Most commercial lots in North Houston need fire lane restripes on the same 18-to-24-month cycle as the general parking lot. Red curb paint is subject to the same Texas UV degradation and rainfall cycle as white line paint , it fades on a similar timeline. High-traffic fire lane areas, especially at medical offices and large retail centers, may fade faster due to daily vehicle contact with the curb paint.

ADA Compliance FAQ
Texas Accessibility Standards & TDLR , 4 questions

Does the fire marshal review ADA compliance in North Houston?

No. The fire marshal reviews fire lane markings, fire access, and related life-safety items , not ADA accessibility. ADA compliance for parking lots in Texas is the property owner’s responsibility, enforced by the Texas Department of Licensing and Regulation (TDLR) under the Texas Accessibility Standards (TAS).

A parking lot can pass a fire inspection and still have serious ADA violations that expose the property owner to federal complaints, TDLR enforcement actions, and civil lawsuits. Many property owners don’t realize these are two separate review processes.

How many accessible parking stalls does my North Houston property need?

The required number is based on your total lot size and is specified by the Texas Accessibility Standards (TAS), administered by TDLR:

Required Accessible Stall Counts (TAS)

  • 1-25 total spaces: 1 accessible stall (must be van-accessible)
  • 26-50: 2 stalls , at least 1 van-accessible
  • 51-75: 3 stalls , at least 1 van-accessible
  • 76-100: 4 stalls , at least 1 van-accessible
  • 101-150: 5 stalls , at least 1 van-accessible
  • 151-200: 6 stalls , at least 1 van-accessible
  • 201+: 2% of total spaces; at least 1 in 6 accessible stalls must be van-accessible

Medical offices, healthcare facilities, and outpatient clinics near Conroe Regional Medical Center, Houston Methodist Woodlands, St. Luke’s Shenandoah, Houston Methodist Cypress, Houston Methodist Humble, and Houston Methodist Fulshear may have additional requirements. We calculate the correct count during your free property assessment.

Official reference: TAS Section 5 , Parking (TDLR)

What are the dimensions of an accessible parking stall in Texas?

Per the Texas Accessibility Standards: Standard accessible stalls must be a minimum of 8 feet wide with a 5-foot access aisle on one side. Van-accessible stalls must be either a minimum of 11 feet wide with an 8-foot access aisle, or 8 feet wide with an 8-foot access aisle that is clearly marked “Van Accessible.”

The access aisle must be located on the passenger side of the van approach and connect to an accessible route leading to the building entrance.

Is the International Symbol of Accessibility required on the pavement?

Yes. The International Symbol of Accessibility (ISA , the wheelchair figure) must be painted on the pavement surface of each accessible stall in addition to any required signage. Signage alone does not satisfy the Texas Accessibility Standards pavement marking requirement.

Faded or missing ISA symbols are one of the most common ADA citation triggers during property inspections and TDLR enforcement visits.

Pricing & Process FAQ
Quotes, Scheduling & What to Expect , 5 questions

Is Podium Pavement Works pricing really flat , no surprises?

Yes. We provide a flat written quote that is exactly what you pay. We do not provide estimates that expand after the crew arrives, and we do not add line items to invoices after the job is complete. The number on your quote is the number on your invoice.

Property managers and general contractors work with us specifically because they can budget with confidence. Our quotes are broken out by service (striping, ADA section, fire lanes, bollards) so you know exactly what each component costs.

What information helps you provide a faster quote?

Your property address or city, approximate lot size or stall count, the services you need (restripe only, ADA marking, fire lanes, bollards, or full lot), and any upcoming deadlines or inspection dates. A photo of your lot helps us estimate faster but is never required , we assess everything in person at no cost.

Do you handle first-stripe work on new construction parking lots?

Yes. New construction first-stripe is a significant and growing part of our work , especially along the Grand Parkway corridor in New Caney and Fulshear, in the Conroe and Waller County growth areas, and in master-planned communities like The Highlands in Porter and Cross Creek Ranch in Fulshear.

We work from your site plan (P-101), confirm the fire lane layout with the applicable fire marshal for your jurisdiction, coordinate the ADA section with your TAS count, and stripe to CO-ready standard on the first visit. We also communicate directly with your general contractor and on-site superintendent as needed.

Can you work on large commercial properties or multi-site portfolios?

Yes. We work with commercial property managers, REITs, shopping center owners, healthcare systems, logistics operators, and school districts that manage multiple properties across our service area. We can schedule multiple sites in sequence, provide consistent flat pricing per property, and confirm the correct fire code for each individual address regardless of which county or city it falls in.

For multi-site portfolios, we can also set up annual restripe programs so your properties are proactively maintained on a schedule rather than reactively restriped after citations or tenant complaints.

What is the difference between parking lot striping and restriping?

Parking lot striping (first-stripe) is laying down paint for the first time on a new or previously unmarked asphalt or concrete surface. This is typically done on new construction and involves designing the layout from a site plan or field measurement.

Restriping (over-stripe) is applying fresh paint over existing faded lines. Most commercial lots in North Houston need restriping every 18 to 24 months due to Texas UV and rainfall conditions. Restriping is generally faster and less expensive than a first-stripe because the layout is already established , paint goes over the existing lines.
