The I-45 and Loop 336 interchange has filled in with newer retail, and master-planned development like Grand Central Park has pulled restaurants, medical offices, and mixed-use pads south of downtown. Along the FM 3083 and League Line stretch north of 336 you get self-storage, light-industrial, and contractor-yard lots. Out toward Lake Conroe on 105 West it is marinas, boat-and-RV storage, and waterfront restaurant parking. Jurisdiction is the part owners get tripped up on. Properties inside the Conroe city limits run their fire-lane and plan review through the City of Conroe and its fire marshal. Sites just outside the line, in unincorporated Montgomery County, fall under the Montgomery County Fire Marshal’s Office instead. Both are working to the current International Fire Code, so the red curb, the “NO PARKING / FIRE LANE” stenciling, and the spacing end up the same, but the office that signs off on a new fire-lane layout is not.
