What’s Different for Contractors & Developers

How We Work With
Contractors & Developers

New construction, not refresh. Developers come to us before paint goes down. We work from architect plans, coordinate with the site superintendent, time work to asphalt cure schedule. ADA and fire-lane laid out from a blank slate is cleaner and cheaper than fixing it after.

Coordination across trades. GC, asphalt sub, architect, and us all share a schedule. Striping is usually the last sub on site, after asphalt cures. Our timing affects punch list and certificate of occupancy — we treat it that way.

Spec is in the plans. Some developers come with detailed striping plans from the architect. Some come with a footprint and need us to lay out ADA, fire-lane, and parking ratios from scratch. We do both.

Common Challenges We Solve

  • Architect plans don’t specify striping detail
  • ADA stall ratio questions before paving
  • Fire-lane planning before paving
  • Tight construction window, asphalt cure cuts into striping schedule
  • Multi-phase development needs coordinated striping across phases
  • Punch-list inspection deadline approaching

Code & Compliance

Regulatory Requirements for Contractors & Developers

New-construction parking falls under the federal ADA and Texas Accessibility Standards from day one. Stall ratio is 1 accessible per 25 stalls minimum, with van-accessible required, plus proximity-to-entrance requirements. The International Fire Code governs fire-lane access — 20-foot minimum width, red curb, signage every 50 feet typical. Public-roadway-adjacent crossings follow MUTCD. Asphalt cure time before paint application is typically 30 days for new pavement. Specific spec depends on local jurisdiction and the building’s occupancy classification.

Key Standards That Apply

  • Federal ADA & Texas Accessibility Standards (TAS): Accessible stall ratio, sizing, access aisle widths, signage, and proximity to building entrances.
  • International Fire Code (IFC): Fire apparatus access roads — 20-foot minimum width, red curb, and markings at required intervals. Adopted by each local jurisdiction with amendments.
  • MUTCD (where applicable): Manual on Uniform Traffic Control Devices governs crosswalk markings and public-roadway-adjacent signage.
  • Local AHJ: The authority having jurisdiction (local fire marshal or building department) interprets and enforces the adopted code edition for your property.
Frequently Asked Questions

Questions from Contractors & Developers

Common questions we hear from Contractors & Developers about parking lot striping, scheduling, compliance, and our process.

When in our construction schedule should striping come in?+

Striping is typically the last sub on site, after asphalt cures. Cure time is typically 30 days. We coordinate with your asphalt sub on timing.

We have architect plans — can you work from them?+

Yes. Working from architect plans is standard for new construction. We can also flag ADA or fire-lane gaps in proposed plans before paint goes down.

We don’t have a striping plan yet — can you lay one out?+

Yes. We design layout from your footprint, ADA requirements, fire-lane needs, and total stall count. Layout is part of new-construction work.

Do we need ADA stalls if it’s a private development?+

If the parking serves a public-accommodation building (commercial, retail, office, multifamily, etc.), yes. ADA applies based on the building’s use, not its ownership.

Can you handle a multi-phase development?+

Yes. Initial striping for early phases, refresh schedule planned for later phases as they come online.

Punch-list deadline is two weeks out — can you make it?+

If asphalt has cured, yes. Striping is fast. The constraint is asphalt cure, not paint timeline.
