TX Property Inspection Parking Lot Checklist

Commercial properties in Texas face inspections from multiple authorities, fire marshals, city code enforcement, insurance underwriters, and sometimes state accessibility reviewers. Parking lot markings come up in more of these than most property managers expect.

This checklist covers the most commonly flagged parking lot marking issues in Texas commercial property inspections, so you can walk your lot and identify issues before an inspector does.

Fire Marshal Inspection Items

Texas fire marshals typically inspect commercial properties annually or after complaints. Fire lane items they flag:

  • Fire lane markings that are faded or not clearly visible, the standard is that they must be readable, not just technically present
  • Missing NO PARKING / FIRE LANE signs or signs that are too small, faded, or placed at incorrect intervals
  • Obstructions in the fire lane width (planters, bollards, parked vehicles, these aren’t a marking issue but often get noted with the marking findings)
  • Fire lane curb paint that is so faded it no longer clearly delineates the restricted zone

ADA / Accessibility Inspection Items

For properties doing permitted work, TDLR may review accessibility. For existing properties, DOJ complaints or insurance audits may check:

  • Space count, the correct number of accessible spaces for the lot’s total capacity
  • Van-accessible designation, at least one (or more on larger lots) must be signed and have an 8-foot access aisle
  • ISA symbol on pavement, present, correct size, not faded
  • R7-8 sign (accessible parking sign with penalty amount), mounted at the required height at each space
  • Access aisle hash marks, correct width, clearly marked, not blocked

General Lot Marking Items

Beyond code-specific items, insurance inspections and property condition assessments look at:

  • Overall lot marking visibility, a professional assessment rates this on a 1-4 scale
  • Directional arrows and one-way indicators present and readable
  • Speed bump markings visible (yellow chevrons or stripes)
  • Reserved and visitor parking clearly marked
  • Numbered spaces legible if the lot uses numbered stalls
