How Often Should You Restripe a Parking Lot?
Most commercial lots need a restripe every 18 to 36 months. High-traffic lots under the Texas sun run on the short end of that, often every 12 to 18 months, while a low-traffic lot in the shade holds its lines longer. Traffic volume, sun exposure, and the quality of the last paint job matter more than the calendar.
You don’t actually need a date to know when it’s time. Stand at the far end of your lot and look at the lines. If you have to squint to see where the stalls are, or you can’t read the fire lane markings from 30 feet, you’re due, and if the fire lane paint is faded you may already be out of code.
The single biggest factor. A busy retail lot with constant turnover wears paint far faster than a quiet office lot. Count your traffic before you count the months.
UV fades paint from the top down. Lots with full sun exposure in North Houston often need a restripe a full year sooner than shaded lots of the same age.
Fire lane and ADA markings have to stay legible whatever the calendar says. Faded fire lane striping in North Houston can put you out of code before the rest of the lot looks worn.
